Carpenters Now Scope Of Works - Frame Install
-
To be read in conjunction with the Contractor Safety Industry Pack, Contractor Agreement and Specifications (where applicable)
WORKMANSHIP
-
Standard of workmanship and materials must be of equal quality to Carpenters Now and no less than the appropriate Australian Standards. (AS1684)
MAINTAINING A SAFE CLEAN AND SECURE SITE
-
Carpenters Now Health & Safety policies must be adhered to at all times.
The sub-contractor shall clean the site of debris resulting from his/her own trade on a daily basis and place in the rubbish-recycling compound supplied on site. All food scraps and containers are to be removed from Site.
All dirty water from cleaning tools is to be contained within the boundaries of the job site; where necessary, a sump and bunting will be constructed. Any sediment from works on roadways of footpaths must be cleaned up immediately.
When leaving the Site, ensure that the home is locked (where applicable) and materials placed in a secure location. Where security fencing is provided, gates are to be closed.
EXTENT OF WORKS
-
The detailed scope of works includes, but is not limited to, the following for each job site by Carpenter:
-
1. Supplier must reference attached appearances for clarification on specific requirements.
-
2. Carpenter to check all parts and materials for shortfalls of defects against PO and Final Plans before commencing. Any discrepancy needs to be brought to the attention of the Site Manager immediately.
-
3. Inspect the Slab, pads, strip footings for position, dimensions and level within allowable tolerances, report any issue immediately to the Site Manager.
-
4. Set out walls frames on slab starting from point marked * with priority to long walls and ensuring accurate placement to slab.
-
5. Construct and erect all wall frames including plates, studs, noggins, lintels, ribbon plate, blocking, beams, hold down brackets, straps and bolts, threaded rods, posts, supports and bulkheads including garages, balconies, portico's and parapets (unless specifically excluded on the plans or purchase orders)
-
NOTE: FOR DOUBLE STOREY HOMES STUD SPACING TO BE 450MM FOR GROUND FLOOR, 600MM FOR FURST FLOOR AND MAX 300MM FOR SHOWER RECESSES. FOR SINGLE STOREY HOMES STUD SPACING TO BE 600MM AND MAX 300MM FOR SHOWER RECESSES

6. Ensure internal door openings are suitable for the width and height for the unit of the nominated doors and that external window and door openings are the correct width and height for the unit and located to suit brick nominal`s and gauge. All openings over 180mm require lintels even if not always specified in Engineering.

7. Install all temporary bracing as required ensuring walls remain plumb and are adequately braced for the placing of joists or for trusses.
-
8. Packing of bottom plates as required ensuring level top plates for joists or trusses.
-
9. Packing of floor beams and girder trusses to compensate for plate compression.
-
10. Install permanent sheet and metal bracing and tie down anchors as per Engineers plans.
-
11. Install floor beams and floor joists to manufacturer`s layout and specifications.
-
12. Install sheet flooring glued and screwed to manufacturers` specifications.
-
13. Install temporary guardrails as required at first floor window and door opening (2 rows of 90 x 45mm pine @ 450, and 900mm above floor level) to satisfy OH&S requirements.
-
14. Install roof trusses, spacers, ties and fixings to manufacturers` layout and specifications ensuring; temporary brace and spacers do not interfere with following trades access and there is no excessive deviation in the planes of top and bottom chords. Support trusses directly on studs at internal load bearing walls unless otherwise specified.

15. Cut and fix truss change-of-direction noggins and perimeter noggins to garages and outdoor living areas.
-
16. Rip studs and bottom plate to suit the shower base installation.
-
17. Install trimming timbers, blocks, rafters, joists etc that may be required for the safe, secure installation of fascia, the battens, flashings, garage roller door tracks and motors, Hebel and the like.
-
18. Install valley boards ensuring the supporting surface is continuous from ridge/junction to fascia or discharge area (all ends of valley to be adequately supported) and 200mm wide min to each plane.
-
19. Construct parapet walls including the forming of bow/lear gutters as per Carpenters Now Detail. Dwarf walls to F/Floor to be tired back into joist to minimize flex.
-
20. Construct bath and spa hobs, fit tops with 10mm overhang for plaster to face of hob, and built frame for mud bed as per manufacturer`s instructions with attention to ensuring parallel, square with walls and providing support to window/s as per detail.

NOTE: BATH CUT AT TIME OF WATERPROOFING
-
21. Install all external door frames and windows (with packing to studs and pre-drilled and nail/screw fixing), including associated flashings, horizontal brace board and/or supports in accordance with the manufacturers` recommendations and as per the plans to suit heights and nominal`s as shown.

22. Install temporary props (min. 2/90 x 45mm pine studs) and or bracing to garage opening lintels, porticos, posts, beams and the like as deemed necessary by the Site Manager.
-
23. Fit all noggins, trimming timbers etc for bathroom accessories and shelving/cabinetry fixing as per detailed plans and purchase order.
-
24. Floor joists to be installed with reference to service pipe penetrations i.e. showers, w.c.`s etc.
-
25. Supply of all nails including gun nails, masonry nails and clouts.
-
26. Carpenter to perform Quality Control at end of each installation.
BUSHFIRE ATTACK LEVEL (BAL) REQUIREMENTS
-
For homes rated BAL 29 and have a Metal Fascia, Carpenter to install additional false jack rafters as per Carpenters Now Detail O-TYP-MSC-09.
SUNDRY ITEMS
-
1. Carpenters Now to provide reasonable access for delivery to front of property.
-
2. Any perimeter fencing altered by supplier/installer to facilitate delivery must be reinstalled before leaving the site.
-
3. Delivery of goods will be during normal business/trading hours to the building site as per the purchase order of Site Managers instructions.
-
4. No material or components are to be left on the nature strip.
-
5. Traffic management plans appropriate to each Site must be adhered to.
-
6. All excess material to be stockpiled in garage and all off cuts placed in bin or neatly stacked at front of property.
-
7. All used timbers must be de-nailed.
