  • This safety and maintenance audit was designed by Mark Ludbrook for Roofix Pty Ltd and to be used exclusively for Chemist Warehouse stores managed by AM Soloutions.

Introduction

  • Although the purpose of these reports is to provide information about the level of maintenance and repair of the buildings it is also important to make any necessary minor repairs whilst on site. This will need to be documented in a before/ and after manner. There will be space at the end of the report to document repairs that have been carried out. All boxes must be checked to ensure that correct procedure has taken place.

General maintenance and safety issues.

  • Is the plumbing working effectively?

  • Is there any electrical faults ( including lighting)?

  • What is the condition of the interior fit out, furnishings, paint and decor?

  • What is the condition of the exterior of the building (aside from roofing).

  • In relation to customers or staff, Is the area safe (look for tripping hazards, sharp corners on furniture, water on floor etc).

Roof safety audit

  • How accessible is the roof. 1 being easy, to 10 being difficult.

  • If ladder access is via pedestrian footpath, safety signage/ and or tape MUST be installed at the foot of the ladder, and the top of the ladder MUST be tied off. Photo evidence of safety signage MUST be taken before accessing roof.

  • What type of ladder is required

  • Is there any safety harness anchor points on the roof?

  • Are there any tripping or falling (thru or off) hazards on the roof.

  • On a scale of 1-10 please rate the risk factor of the roof. 1 being the lowest risk.

  • Please note that if the risk factor is above 5 then a temporary harness anchor point must be installed and a harness must be worn to complete the audit

Awning roof area

  • Is the (box) guttering clear of debis?

  • Is there leaf guard over the gutter. (Tick n/a if it is deemed unnecessary.)

  • Check the roof pitch. Does it maintain minimum pitch requirements?

  • On a scale of 1-10 what is the condition of the gutter. 1 being immediate replacement, to 10 being brand new and damage free.

  • What is the condition of the roof sheets.

  • What Is the condition of the flashings

  • Is the awning roof clear of debris and rubbish (that could get blown off causing damage, or end up in the gutter causing blockages).

  • Is this area of sufficient standard to be maintenance free for 12 months?

  • Please take photo's of damage to be repaired.
