  • ✅December. 5vines; Store break in, 4.5 O.T. Incident Report for 5Vines Break-In: The robbery occurred at 5 Vines on Saturday at around 4:30 am, The suspect broke the glass to get into the store. He was in the store for around 7 minutes according to Jeremy. The suspect took the cash register, a bottle of Don Perignon, and a couple of Liquor Bottles. Jermey was onsite at 5:30 am as the alarms went off and called Todd. Todd was onsite at 6:30 am. Jermy with the help of Todd was able to place a board against the windows and Todd was onsite till 11 am to make sure the shattered glass was cleaned and also made sure that the pedestrian walkway was void of any hazardous materials. Attached is a screenshot for reference. Jermy also mentioned that when the CPS was onsite they dusted the liquor store for any fingerprints of the suspect. Sheena sent an email to Caltech to be onsite to take measurements for the glass. As per your request today, Myself and Tood went and spoke to Jermy about the rolling shutters. Jermy said he will try to get an estimate by the end of the week. Caltech was onsite probably around noon today to take measurements. We don’t have an ETA on the glass fix. Myself and Todd called Caltech to get an ETA no response from Caltech so far. We will keep you posted if anything Changes. I will get my USB stick tomorrow to get the Video Footage of the Incident from 5Vines.

  • ✅December. Mircom meeting, N/L-N/B’s=2HRS O.T. We completed the Annual Fire Inspection in the first week of October. Please see attached deficiencies that was reported by Mircom who conducted the annual fire inspection. We met with them today to understand the deficiencies. We need to understand if all/any of these items would be covered under warranty. There are some programming issues which Mircom said may need to be attended by Chubb and Edwards representative. There are few electrical issues for Chambers attention. We have some sprinkler system and fire extinguisher deficiencies as well. Can we discuss this soon as we have a deadline to complete all deficiencies before Dec 20.

  • How to Clean and Maintain Ceiling & Exhaust Fans
    Exhaust and ceiling fans make your home more comfortable and can even help lower your household energy consumption. They’re also easily taken for granted—and if you aren’t routinely doing fan maintenance, they may wear out more quickly or malfunction. Knowing how to clean exhaust fans and ceiling fans is key to preserving good-working condition. Fortunately, it only takes a little time and effort to maintain them. Follow these exhaust fan and ceiling fan maintenance tips to keep your fans in great shape.

    Exhaust Fan Maintenance
    Most homes only have exhaust fans in bathrooms where they help to control humidity and freshen the air. Like any fan, exhaust fans suck up particles that collect on the blades and motors. If this buildup isn’t periodically removed with thorough exhaust fan cleaning, it can negatively affect the fan’s function and reduce its lifespan. Follow these steps to clean exhaust fans properly in your home:

    1. Remove the Exhaust Cover
    Standing on a sturdy ladder or stepstool, remove the exhaust fan cover. This is usually held in place with metal tension clips that need to be squeezed for removal—no tools required! On some models, the cover may be held in place with screws. The cover itself can be thoroughly cleaned with dish soap and warm water.

    2. Vacuum Out Dust
    With the fan blades and motor exposed, use a vacuum wand attachment to remove as much dust as possible. This cleaning wand can generally be found as an extension on your vacuum cleaner.

    3. Wipe the Blades with a Dusting Cloth
    Use a dry dusting cloth to carefully remove any remaining dust from the blades and other internal components. For more stubborn dirt, try using a damp cloth to clean. After that, simply replace the cover, and your fan is clean and ready. Exhaust fan maintenance should be a snap and will help save you time and money in the long run!

    Ceiling Fan Maintenance
    Like exhaust fans, ceiling fans can benefit from periodic cleaning. Follow these ceiling fan maintenance tips to learn how to clean a fan motor, wipe down fan blades, and lubricate fan bearings to keep all components in working order.

    1. Vacuum and Dust the Fan
    Use a vacuum wand attachment or feather duster to remove all dust from the blades and exposed parts of the fan. A large amount of dust can accumulate on ceiling fans. You may want to wear a face mask while cleaning to help avoid breathing in dust. Be sure to stand on something stable if you can’t reach from the floor.

    Another popular home hack is to clean the blades with an old pillowcase. Simply wrap a fan blade with a pillowcase and apply pressure to the blade to wipe off dust into the case. Repeat these steps for each blade. Once you’re done, pound the dust out from the pillowcase before washing it for another use.

    You may also use a damp cloth to wipe each blade. Be sure to rinse the cloth after every blade to get rid of excess dust.

    2. Tighten Screws
    If you hear rattling while your fan is turned on, there’s a chance a screw or other part of the fan system is loose. Check all components and tighten anything that may have come loose with a screwdriver. Additionally, check for any missing screws and replace to ensure your ceiling fan is secure.

    3. Clean the Fan Motor
    An essential part of your ceiling fan maintenance is to periodically check the motor. The ceiling fan motor’s cover should keep most dust out, but some may still get in. To clean the motor, simply apply a vacuum to the slits on the top of the motor cover. This should help remove the excess dust from your fan’s motor.

    4. Lubricate Ceiling Fan Bearings
    The final step in fan maintenance is lubrication. Many fans, especially newer models, are designed to be maintenance-free and never require oiling. Others may have a small reservoir on top of the motor where you should add a few drops of machine oil from time to time.

    The best way to find out which kind of ceiling fan you have is to refer to the owner’s manual. If you no longer have this, look for an oil reservoir. Typically, there’s a small hole at the top of the fan to insert the lubricating motor oil. You can also contact the manufacturer with the model number to inquire about fan lubrication.

    Ceiling fans with sealed motors may be more difficult to lubricate.

    To clean a sealed motor:

    Shut off electricity then disconnect and remove the fan from the ceiling.
    Separate the fan blades from the motor base.
    Open the motor shell.
    When the top and bottom bearings are exposed, you should be able to add the lubrication.

  • MAINTENANCE
    1. Check all wiring for loose connections.
    2. Check voltage at unit (while in operation).
    3. Check amperage draw against unit rating plate.
    4. Where possible, all contactors should be inspected to ensure that contacts are clean and are
    making good contact. If contacts are abnormally pitted or burned badly, replace contactor. Single phasing and motor burnouts can result from bad contacts.
    Label all wires prior to removal when servicing controls or critical components. Wiring errors can cause improper and dangerous operation.
    Verify proper operation after servicing.
    BELT ADJUSTMENT
    For maximum belt and bearing life, pulley alignment and belt tension must be properly maintained. Only replace with belts of the proper type and size.
    NOTE: If belts are too tight or improperly aligned, the life expectancy of the motor(s), fan bearings and belt(s) are reduced.
    Alignment: Pulleys must be aligned to within 1/16” per foot (1mm per 760mm) of span.
    FOR FANS EQUIPPED WITH SPIDER BRACKETS:
    A properly adjusted V‐belt rides the inside of the pulley faces. Because the sides of the belt wedge in the pulleys, the V‐belt does not have to be extremely tight. It should be as loose as possible without slipping in the pulley grooves.
    Belt deflection: 3/4 “ (19mm) for each foot (300mm) of span between the pulleys.
    FOR FANS EQUIPPED WITH PILLOW BLOCK BEARINGS:
    Belt Deflection: Allow 1/64” (0.4mm) of deflection for each 1” (25.4 mm) of span length.

    􏰀 CAUTION: Excessive belt tension is the most frequent cause of belt wear, bearing wear and noise.
    SET SCREWS
    Check set screws on fan wheel, fan bearings, fan and motor pulleys for looseness on the shaft. Tighten where required. IT IS IMPORTANT TO PERFORM THIS CHECK BEFORE INITIAL START‐UP, AFTER A RUN‐IN PERIOD OF 2 WEEKS AND THEN ON 4 MONTH INTERVALS.
    􏰀 CAUTION: OVERTIGHTENING SET SCREWS CAN DAMAGE BEARINGS.
    LUBRICATION OF FAN BEARINGS
    Some fans have permanently lubricated sealed ball bearings which should not require lubrication. These bearings are factory packed 30 to 50% full. Bearings that require lubrication should be greased while the bearing is rotating slowly, with the following quantities of a lithium base lubricant. DO NOT OVERGREASE. DO NOT USE NON‐LITHIUM BASED GREASE.
    Extended lubrication lines may be provided. Tubing is not factory filled.
    GAS BURNERS
    It is recommended that the burner be inspected once each year. Remove any scale that may have accumulated on the burner plates. Ensure that the holes on the burner plates and gas orifices are completely clear of foreign material. All casting orifices on straight burners are #42.
    FLAME RODS
    Depending on the environment, the flame rod may build up a coating of various materials that could affect sensing. Annually clean rods with a very fine grit sandpaper (300 or greater).
    HEAT EXCHANGER CONDENSATE DRAIN
    The heat exchanger condensate drain should be checked and cleaned every fall or more often is necessary. A blocked condensate drain will cause the heater to shut down. If provided, the condensate neutralizing tank/capsule should be checked and cleaned every fall. The pH can be checked after the condensate has exited the tank/capsule. Use a suitable pH test strip paper. The neutralizing media should be topped up or replaced when the pH level drops below the minimum level of the local water authority.
    To clean the DJX heat exchanger condensate lines, remove canister drain connections and blow compressed air or nitrogen into each drain tube connection. If a blockage is found, clear tube using appropriate sized pipe cleaner.
    VFD ENCLOSURE
    Filters may be located on the air inlet of VFD enclosures. Filter‐changing intervals can be based on calendar scheduling or visual inspection. Scheduled intervals should be between one and six months, depending on the pollutant loading in the enclosure area.
    CONTROLS
    Annually clean and recalibrate all controls, check for proper operation, and repair or replace any faulty controls. Check all damper hardware settings every three months. Replace blown fuses with equivalent size and type fuse. Failure to do so can result in damage to the unit.
    CONTROL ENCLOSURE VENTILATION
    Control enclosures are often ventilated in summer to provide component cooling. A manually adjustable slide damper is provided for adjustment and seasonal shut off. The slide damper should be closed for winter operation and opened for summer operation.
    OUTDOOR AIR INTAKES, MIXING SECTIONS AND DAMPERS
    Outdoor air intakes, screens, and adjacent areas shall be checked semi‐annually for cleanliness, integrity and proper operation. Adjust dampers where required.

    tight, it may cause a bearing and/or it's mount to fail. If belts are too loose, the edges of the belt
    will polish, the belt will overheat and crack, and the pulley may even have the edges worn off of it.

    Belt and pulley alignment should be within 16 of an inch for each foot of span between the
    pulleys. This can be measured with a straight edge or by tying a string to the inside of the fan or
    motor shaft and wrapping the string to the outside of the pulley. Stretch it past the outside of the
    other pulley and slowly moving the string in towards the pulley edges. Perfect alignment will have
    all pulley edges touching the string at the same time. All Engineered Air HE series Units are test
    fired at the factory but some job site adjustments are necessary for safe operation.

    Recirc Pump-1.
    1. Lubricate the OD of the cup mounted seal seat with soapy water or P80 Rubber Lubricant and push into the bracket.
    2. Install the bracket onto the motor.
    3. Check that the seal faces are clean. Lubricate the ID of the seal head assembly with soapy water or P80 and push onto the motor shaft.
    The seal head assembly is a unitized design and should not be disassembled.
    4. Clean the motor and impeller threads. Apply Loctite 7471 Primer to the threads of the motor and impeller. Allow to dry. Apply a small amount of Loctite Retaining Compound 609 or 680 to the threads. Care must be used when applying Loctite so that it does not get on surrounding areas.
    5. Screw the impeller onto the motor shaft. Using a large screwdriver or an end wrench and a strap wrench on the impeller OD, tighten the impeller to the motor shaft. Torque the impeller to 20-25 ft-lbs. 25 ft-lbs can be approximated by turning the impeller until the impeller hub is firmly against the motor shaft shoulder and then turning an additional 15 degrees.
    NOTE: On three phase motors it is very important to follow these instructions. Failure to comply could allow the impeller to come loose during the motor rotation check if the motor starts in reverse rotation.
    6. Clean the bracket and volute gasket surfaces. Install a new gasket on the bracket.
    7. Insert the motor assembly back into the pump casing. Tighten the casing capscrews evenly.
    8. Close the drain value and open the isolation valves. Inspect pump for leaks. If not leaking, return pump to service. Reconnect the electrical service.
