NOTICE OF ABSENTEE HANDOVER OF PREMISIS
We advise that handover of the above premises occurred on: -

We attach the following for your information only.
a) Notice of Actual Handover; and
b) Handover Site Status Photographs
Your lease will commence on expiry of the fitout period, or on the commencement of trade, whichever is the earlier.
If you have not already done so, we remind you that prior to commencing any works on site you must:
o ensure that your design drawings have been received final design approval by your Vicinity Retail Design Manager and the relevant authorities;
o ensure that your Building Permit has been forwarded to the Fitout Coordinator at Centre Management; and
o arrange for your shopfitter to undertake a site induction.
If you have not already done so, we remind you that prior to the commencement of trade you must:
1) return your executed lease documents to our solicitors, Minter Ellison;
2) provide your Bank Guarantee to your Credit Officer;
3) provide your certificate of currency of insurance for $20 million to Centre Management;
4) provide your rent in advance to your Leasing Executive;
5) pay your hoarding charges (if applicable);
6) pay the Design Review Fee;
7) pay the Category 1 charges (if applicable) (note the charges will be provided to you on handover of the tenancy);
8) rectify defects in your shop fitout; and
9) otherwise comply with all other terms of the lease documents.
Please note that failure to complete any of the above will not delay your lease (and rental) commencement date, but will prevent you commencing your fitout works or commencing trade. -
