  • Exterior Envelope: Roof, Siding, Windows, Flashing, Gutters, Downspouts, Windows, Doors & Fascia in good repair.

  • Exterior Amenities Safe & Functional: Playgrounds, sport courts/fields, Dog Park, Furniture, Fencing & Gates.

Pool

  • Pool winterized or scheduled and safety cover in god condition.

  • Furniture stored away or protected. If necessary, new furniture ordered for spring.

  • Pool areas clean, BBQs, fire pits, etc. all clean and in good repair and protected for winter

  • Fences, gates, and security all in place to keep residents out of pool area.

Shop and Storage

  • Binders Present and Updated: SDS, Emergency Response, Injury & Illness, Repair/Maintenance, Moisture/Mold/Mildew.

  • Fire & Life Safety: Annual Inspection complete.

  • Elevators: Annual Inspection and certification complete.

Make-Ready Inspections

  • Make Ready Checklist Completed and Signed off. Turns complete in 5 days or less.

  • Smoke Alarm, CO detector installed and working correctly

  • Interior Finishes Clean: Paint, Vinyl, Carpet, Resurfacing, caulking clean, overall appearance clean.

  • New Furnace Filter installed, no leaks on water heater or Aqua-Therm, vents and intake air in working condition and unrestricted.

  • Unit free of leaks and moisture, windows & patio doors operable and locking, glass units fog free, hardware and lighting all working.

Seasonal

  • Winter Prep: Snow shovels and ice melt in stock. Snow blowers tested and working. Supply of sheer pins and gasoline in stock. Snow maps prepared.
