  • If flammable materials are stored onsite, are they kept in approved containers or in accordance with Standards.

  • Do all chemicals stores and diesel tanks have suitable spill containment? Spill kits, temporary or permanent bunding.

  • Where the Hotels have Food & beverage outlets. Are gas cylinders secure and not at risk of being knocked over?

  • Where Co2 gas is used. Is there a Co2 detector and alarm?

  • Do all chemicals have up to date Safety data sheets?

  • Is there an up to date chemical register?

FIRST AID / WHS

  • Are first kits provided in all relevant areas? These areas include those where there is a higher risk of injury. As a minimum Back Office, Kitchen and Housekeeping.

  • Are the first aid kits checked? Kits in regular use should be checked monthly by the WHS Committee, not used regularly every 3-6 months. Kits should be checked after every First Aid injury.

  • Is there a WHS Safety Noticeboard in a visible, high traffic area? It should include: First Aiders, WHS Committee Members, Hotel / Group Return to Work Policy and "What to do when injured" from the local Regulatory provider.

INTERIOR

  • Does the internal rood have all panels / false ceiling in place?

  • Are there no visible cracks in brickwork and/or concrete?

  • Are there no visible signs of water damage in walls / roof / carpet?

  • Is the render in good condition?

  • Are the balcony doors secure?

  • Are there no trips hazards from the balcony door out onto the landing?

  • Are the balcony handrails secure and stable?

Certifications, Inspections & Verifications

MAINTENANCE

  • Are RCD tested every 2 years?

  • Are there a minimum of 2 RCD on the main electrical board?

  • Do individual rooms have separate RCDs?

  • Has a thermo scan been completed of electrical boards and last report viewed?

  • Has Contractor Safety Plans been viewed and Insurances onsite?

  • Have Maintenance team members signed off on Safe Work Instructions?

  • Is there evidence of Contractors being inducted into the Hotel?

  • Have all contractor onsite at the time of inspection signed in for the day?

FIRE AND EMERGENCY

  • For Fire Detection and Alarm systems, are maintenance and inspections records available?

  • Are tests of the fire panels and sprinklers conducted regularly?

  • Are fire extinguishers checked twice annually by an authorised party ? The yellow tag on the extinguisher should be stamped.

  • Are certificates or other evidence available to confirm that guestroom and other fire rated doors meet required fire rating? A notice on the door jam. <br>

  • Does the emergency lighting provide sufficient light for a period of time?

  • Do the fire alarms provide a minimum 75dBA at the bed head and 65dBA in other areas?

OTHER TESTS

  • Where provided, is the generator tested on load yearly by an authorised party? Tests to be documented and available.

  • Does the Hotel have a regular legionella testing and management program in place? Legionella testing for water towers should be monthly.

  • Is swimming pool water tested with records kept and available? (As prescribed by Local regulations)

  • Are all chemical and pH levels kept within normal ranges? With records kept.

  • Is there Boiler certificate(s) available?

  • Are the elevator certificate(s) available and current?

Corridor & Public Areas

FIRE EXITS, SIGNAGE AND ROUTES

  • Do the number of fire exits from all places of assembly, all restaurants, public areas, rooms and Banquet space meet the minimum requirements? a) 50-500 people not <2 exits b) 500-1000 people not <3 c) >1000 people not <4 plus Risk Assessment

  • Do all exit routes provide a clear exit width of at least 3ft (900mm). Enough for a wheelchair to pass through.

  • Are clearly readable, professional designed and fabricated evacuation plans displayed in guest halls and meeting spaces?

  • Are all exit signs, including directional signs, illuminated by normal and "emergency lighting" and in good working order?

  • Are EXIT signs (green Exit signs or running man) positioned at each exit location?

  • Is directional signage available when the exit is not immediately visible?

  • Are corridors and means of escape clear of obstruction?

  • Does each guest floor have a minimum of two emergency exits which are remote from each other?

  • Is the maximum distance between emergency exits less than 60m?

  • Do "Exit Doors" swing in the direction of escape?

  • Is there correct signage on the Fire Exit Door? Fire Safety Door / Do not obstruct / Do not keep open. (NSW only must also display sign outlining the ‘Offences Relating to Fire Exits.’)

SMOKE / HEAT DETECTORS

  • Does the activation of a smoke / heat detector sound an immediate alarm in the room or area where the fire is detected and at the fire panel?

FIRE STAIRS

  • Is emergency lighting provided in exit routes, stairwell and other areas where employees are expected to work?

  • Do stairwell handrails terminate to the wall or floor?

  • Do all emergency egress stairs meet minimum requirements? (same dimensions, illuminated, handrail)

  • Do all emergency exit stairs lead directly to them outside of the building at ground level or to a fire rated corridor which leads to the exterior?

  • Are all stairwells continuously lit to ensure good visibility?

  • Are stairwell free of storage or other obstructions?

  • Are floor level numbers displayed on floor landings?

  • Are floor level numbers located in a manner that they are clearly visible?

FIRE DOORS

  • Where electro-magnetic locks are fitted to doors that they automatically release upon alarm activation?

  • Are all fire rated doors equipped with automatic closers which ensure the closing and latching of the fire door?

  • Are all final exit doors fitted with panic hardware?

  • Are all exit doors unlocked to enable emergency egress?

ALARMS

  • Does the fire alarm system have manual call points or pull stations?

  • When the general alarm is activated, does the alarm / evac sound throughout the building?

SPRINKLERS / HOSE REELS

  • Are Rising mains or hose reels provided?

  • Where the hotel is high rise are automatic sprinklers installed?

FLOOR OPENINGS

  • Are all unprotected openings between floors and through walls fire stopped?

TRASH AND/OR LAUNDRY CHUTES

  • Where trash and/or laundry chutes are provided, are the chute doors fire rated and have a self closing and self latching device?

WINDOWS AND GLASS

  • Are floor to ceiling windows, glass doors or glass walls fitted with crash bars or marked to ensure they are visible?

  • Are all service ducts between guest rooms locked to prevent unauthorised access?

  • Are all mirrors fixed to solid walls to protect guest privacy

  • Are guest room corridors fitted with smoke detectors?

SECURITY

  • Is the Housekeeping run sheet free of identifying guest information? (i,e Name and Room number)

  • Can internal doors on escape routes be opened from both sides?

MAINTENANCE

  • Are ground fault circuit interrupters (RCD) installed in all relevant areas?

  • Is there a Portable Appliance testing procedure for the inspection and maintenance of all portable appliances. Is there a register?

  • Is mould and mildew noted and corrected immediately?

  • Are electrical panels in good repair and unobstructed?

  • Is there a permit to work / hot work / confined space permit system in place?

  • Does the hotel have an effective program to minimize growth in HVAC components?

  • Is the temperature of the hot water in guest bathrooms regulated?

Exterior

SECURITY

  • Are all doors used for guest entry, including main entrance doors, equipped with electronic locks & signs indicating "Guest key required for entry?"

  • Is the building secured at night? From when to when?

CAR PARK

  • Are parking areas, drive, walkways, steps, outdoors, pool, courtyards lighted to ensure safety, security and convenience?

  • Is there safe pedestrian access from the car park to the Hotel?

  • Is access to the Hotel from parking areas controlled?

  • Where parking garages are located directly below the Hotel is the parking garage sprinklered (if not what precautions taken)?

FIRE FIGHTING EQUIPMENT

  • Is only non-combustible ground cover used within 3ft of combustible building areas? (ie Wood or Bin areas)

  • Are fire hydrants or other water supplies provided at suitable locations to provide fire fighting water? Clearly visible and accessible.

  • Are fire extinguishers and/or fire blankets provided in all kitchen / barbecue / fuel burning areas?

LOADING DOCK

  • Are loading docks properly secured and/or manned?

  • Is the loading dock marked to prevent team member injury and security breaches?

ROOF

  • Are roof mechanicals and equipment properly secured to the roof or building?

FACADE

  • Are there no visible cracks in the brickwork and/or concrete in accessible areas?

  • Are there no visible signs of water damage in walls / render / concrete?

  • Is the render in good condition?

  • Is there no visible damage to glass panels / windows / window frames?

  • Is there no possibility of facade objects falling from the building?

Finance

PROCEDURES

  • Are the drop safe, general cashier's safe and safe deposit boxes secured to the floor or wall to prevent removal?

  • Are they under CCTV surveillance?

  • Are deposit drops witnessed?

  • Do a minimum number of team members have the full combination to the hotel safe?

  • Does the hotel safe remain locked at all times, unless in use by the general cashier?

  • Are adequate safe deposit box procedures in place?

  • Are records containing confidential or sensitive information, such as guests' personally identifiable data and credit card information, stored and secured on a controlled access storeroom?<br>

  • Are replacement keys only issued to persons registered to the room and is positive identification requested?

  • Is a bomb threat checklist posted by all Hotel Team Members and have staff received training in how to respond?<br>

  • Is pool surround slip resistant and in good condition?
