Specific Risk Register

  • Working at Heights - All roofing works are considered Working at Heights.

  • Asbestos - We noted the presence of asbestos from the school asbestos register which may have an impact on the project.

  • Deck Type - Fragile deck, Woodwool Slab, Strammit, RAAC

  • Ceiling Type - Lath and Plaster, Suspended

  • Site Location - School in residential area, town / city centre etc.

  • Site Access / Restrictions - Site was noted to be suitable for Lorry delivery and the delivery times must be between 10am and 2pm to avoid interface.

  • Occupied Site / Works Over Sensitive Areas - Building(s) / room(s) will be fully occupied during the weeks.

  • Live Services - Gas Flues, Specialist Labs etc…Need to inform scaffolders so that minimum clearances around horizontal flues are adhered to.

  • Fire Risks - Upstand to tiles / slates, windows, cladding etc.

  • Site Parking - It was noted site constraints were tight, and with the formation of a compound we will need to work with the building users.

  • Works Permits and Hot Works - Clients do not operate their own PTW system - M&J will operate under Heat Warranty for ALL hot works.

  • Site Occupiers - Secondary School so vast majority of service users under 18 - also a specialist learning centre for autistic learners.

  • Vibrations - Specification is to scarify the chippings and roofs are over occupied rooms, so consideration of noise and vibrations.

  • Overhead Power Cables - If present approximately how far from our proposed work area Approx. Height.

  • Neighbouring Properties - It is noted there are nearby residents to the works, and as such we will engage with the project team.

  • Structural Considerations - Conduct thorough pre-project inspection.

  • Vandalism or Theft - The site will be made secure by a hears fencing permitted and a locked compound.

  • Ground / Site Levels - Conduct thorough pre-project inspection; contingency planning in line with the project team as required.

  • Scaffold Design - Does the scaffolding require design? If yes, do we need to make an allowance for a Temporary Works Co-Ordinator to review / oversee the process?

  • Temporary Works Co-Ordinator - Is a Temporary Works Co-Ordinator (TWC) required? Considerations for the need for a TWC are things like; Road closures, bus lanes, parking suspensions, crane lifts, scaffold design / temp roofs, excavations, propping or supports.
