Pre Work Inspection ( to be completed prior to beginning work)

  • Drywall has no raised face paper from over sanding.

  • Corners have no hairline cracks.

  • Drywall has no nail pops or loose nails.

  • Trim fits properly around all windows.

  • Trim fits properly around all doors.

  • Base has no nicks, gouges, scratches, damage, etc.

  • Nails are set properly in base at correct depth with no protruding nails.

  • Base is secured tightly, corners are correct and tight.

  • Base around cabinets is tacked in place.

  • All doors are installed according to plan, and are plumb, square, the proper distance for carpet or vinyl, and swing correctly.

  • Attic accesses are installed correctly and all trim is in place.

  • There is no missing trim in any room.

  • Chair rail or crown is installed, if required by plans or options.

  • Unit is broom swept, clean, and free of debris.

Final Inspection: ( to be completed before Trade Contractor leaves job site)

  • Exterior wall paint has no light spots and uniform coverage.

  • Exterior trim paint has no paint walls, uniform coverage, and uniform color.

  • Exterior paint job inspected from 6-foot distance (entire job) with no visible defects.

  • No paint is on windows, brick, stucco, or other areas.

  • Metal lintels are clean using (2) coats of Alkyd Enamel painted black with a gloss finish.

  • Exterior doors to be painted with (2) top coats of A 100 Satin latex house and Trim Paint.

  • Exterior Metal Railing is to be painted with (1) coat Pro-Cryl Universal Primer: (1) coat Macropoxy 646 Fast Cure Epoxy; and (1) topcoat Polylo HP Polyurethane.

  • Interior walls are smooth with no drips, runs, lumps, bumps, color variations, or streaking.

  • Interior walls have uniform coverage after first coat is sprayed using ProMar 200 Latex wall paint with an eggshell finish.

  • All rough spots have been repaired in interior trim. Nail holes are filled and sanded smooth.

  • First coat trim paint applied using ProMar 200 Alkyd semi-gloss enamel.

  • Excess trim paint on walls has been cleaned off.

  • Over spray has been cleaned from windows (glass and aluminum).

  • There is no damage to floors from spills, drips, etc.

  • There is no damage to vinyl.

  • All interior wood is caulked.

  • All exterior wood is caulked.

  • All gaps between the brick mold and brick are caulked.

  • All thresholds are caulked.

  • Windows are intact with none broken.

  • Tubs, sinks, showers, etc., have no damage.

  • Unit is broom swept, clean, and free of debris.
