Toilets & Shower Rooms - Daily

  • Sinks, hand basins and their surrounds, including splash backs, ledges, inner and outer surfaces of bowls, overflows, plugs, drain holes, taps, supports, pipes, traps etc, to be dry and free of all soilage, hairs, smears, debris etc, after cleaning. Taps to be polished. No build up of soilage or staining materials to be permitted.

  • Urinals and bowls to be free of scale, debris or other obstructions after cleaning. The inner surfaces of bowls and stalls to be thoroughly scrubbed during cleaning. All associated pipe work and cisterns to be free of smears, streaks and stains after cleaning. No build up of soluble or staining materials on stalls, bowls, pipes, cisterns, and related surfaces to be permitted.

  • All interior surfaces including rims and other hidden areas of WC bowls to be thoroughly scrubbed during cleaning, the exterior of bowls, seats, seat hinges and associated pipe work and cisterns to be thoroughly cleaned so as to be free of all marks, streaks and stains. No build up of soilage to staining materials to be permitted. Particular attention to be paid to areas less accessible such as flushing rims, pipe connections, and seat pillars and hinges.

  • The exterior of toilet paper holders, towel cabinets and any other fixtures and fittings which may occur to be free of all streaks, smears, stains and other soilage after cleaning.

  • All mirrors to be cleaned so as to be free of smears, stains and marks.

  • All chrome, copper, brass and other metal finishes to be maintained so as to be free of all tarnish, stains, verdigris and similar materials.

  • In addition to the daily cleaning as specified above all toilets will be serviced once during the course of the working day, the service will consist of wiping down surface, sinks and toilet seats and cleaning floors to remove any spills or waste material. Also the supply of soap, towels and any other consumables will be checked and replaced as necessary.

Office Service Centres and General Usage Kitchens and Beverage Areas - Daily

  • The external surfaces of kitchen appliances to include cupboards, refrigerators, vending machines, dishwashers and their surrounds to be damp wiped.

Hard Floors including Lift Cars - Daily

  • NOTE: In the context of this schedule, hard floors include terrazzo, linoleum, PVC and thermoplastic, marble, lime stone tile etc. All hard floors are to be maintained in accordance with manufacturers instructions.

  • Swept or mop swept floors to be free of all dust and litter. No build up of dust and soilage at edges, under furniture or in corners to be permitted.

  • Damp or wet mopped floors to be free of all scuffmarks and soilage adhering to floor.

Carpets - Daily

  • Vacuumed carpets to be free of surface litter and debris. No build up of dust, fluff or similar soilage to be permitted at edges, under furniture or in corners.

  • All stains to be removed as they arise by spotting.

  • No static charge shall be allowed to build up on any carpet.

  • Biannually - Deep clean of all carpets in accordance with the manufacturers instructions.

  • Six Monthly - Deep clean walkways on a quarterly basis in accordance with the manufacturers instructions.

Entrance/Barrier Mats - Daily

  • Entrance barrier mats to be cleaned so as to provide an effective barrier to the ingress of soil and water by removing as far as possible accumulations of soilage within the mat.

  • Wells after cleaning to be free if all accumulation of litter, debris and soilage in general. Tiled frontages to be wet mopped.

Stairs - Daily

  • Stairs and intermediate landing to be maintained so as to be free of dust, debris, tarter ears, smears, fluff and any other soilage. Particular attention to be given to edges, corners, strings and risers to ensure no accumulation or build up of soilage occurs.

  • Banister rails and balustrades, including side panels, to be free of dust after dusting.

  • Spot cleaning and damp wiping to remove all stains, marks, streaks, finger marks or other soilage.

Lifts - Daily

  • Runners to be kept free of accumulation of grit, debris and other materials interfering with the operation of the lift doors.

  • Control panels and surfaces to be cleaned and polished so as to be free of finger marks, smears, streaks and any other soilage.

Walls, Doors, Skirting etc. - Daily

  • All surfaces to be free of dust and smears after dusting.

  • All finger marks, smears, stain and general soilage to be removed during cleaning by spot cleaning, damp wiping or washing as appropriate, to leave surfaces clean, dry and smear free.

  • No smears, streaks or build up of soilage, particularly on the skirting and door kick plates to be permitted.

  • Walls to be free of dust and smears after dusting.

  • Brightwork and door furniture to be maintained so as to be tarnish free. Metal polish to be washed from bright work before dry and buffing

Fire Appliances, Ledges, Cabinet & Cupboard Tops, Nameplates, Signs, Artwork Etc. - Daily

  • To be free of dust, smears, streaks and stains after cleaning.

External Windows, Frames - 4 Monthly

  • After cleaning, both the inside and outside of external windows windowpanes to be free of all marks, streaks and smears.

  • All streaks and runs to be removed from surrounds as they occur

  • Cladding to be free of dirt & grime

Internal Clear Glass , Frames - 4 Monthly

  • After cleaning, both sides of internal clear glass to be free of marks, streaks and smears.

  • All streaks and runs to be removed from surrounds as they occur

Entrance/Reception Area Glass Doors - Monthly

  • After cleaning, both sides of entrance and reception area glass to be free of all marks, streaks and smears.

  • All streaks and runs to be removed from surrounds as they occur.

Main & Side Entrances - Including Reception Desks, Metalwork, Walls & Paintwork - Daily

  • The area in front and to the sides of all entrances will be maintained free from debris, litter, spills etc.

External Areas - Daily

  • All areas will be maintained free from debris, litter, etc.

  • Gritting of slippery areas to be carried out as necessary

  • Corridor lighting to be kept clear of dust and grime (dry wiped)

  • Plant rooms will be clear of dust and grime. On a quarterly basis floors will be damp mopped. For clarity, the cleaning of ANY plant and equipment is not included in this contract.

Periodic Special Cleans

  • Periodic cleans are defined as those specific tasks that will be time defined in their completion. That time definition will be weekly, bi-weekly, calendar monthly, bi-monthly, quarterly, six monthly and annually.
