INSPECTION

  • All electrical equipment & fittings in good condition?

  • Wiring and switches - Check general condition of conduits, connectors, switches and wiring especially in damp and outdoor areas.

  • Operation - Check to ensure all items of equipment are capable of satisfactory operation.

  • Contacts and relays - Check and clean contacts or relays. Notify the Principal’s Representative of any faulty contacts or relays that need replacement.

  • Overload ratings - Check overload ratings against motor nameplate ratings.

  • Fuses Check all fuses for correct rating. Check fuse connections are tight. Inspect fuse-links for signs of deterioration.

  • Electrical connections - Check connections at motors, switchboards and equipment subject to vibration. Re-tighten cable terminations as necessary

  • Interpole barriers - Inspect interpole barriers and shrouds where fitted.

  • Cable insulation - Check cable insulation. Notify the Principal’s Representative of any damaged or faulty exposed cable insulation.

  • Switchboard - Vacuum clean the switchboard interior and remove an rubbish.

  • Door / panel seals - Check door / panel seals. Notify the Principal’s Representative of any damaged or faulty seals.

  • Wiring diagrams Check and report where wiring diagram(s) are considered to be incorrect. This diagram should preferably be laminated and wall mounted.

  • Earthing Check continuity to earth.

  • Neutral current Check and record neutral current.

  • General Perform service items listed in Clause 5.1. 5.1 Switchboards Supplying Fire Safety Installations Perform all of the service requirements as detailed under for the following switchboards: • Main fire and essential services switchboard supplying fire safety installations • Air conditioning switchboards / stair pressurisation switchboards / motor control centres supplying fire safety installations where fans operate under fire alarm mode

  • Indicating lights Check operation and replace lamps as required.

  • Meters Record all meter readings including instantaneous and maximum demand values and the date. Reset maximum demand meters.

  • Combined Fuse Switches (CFS Units): • Open switch and door and check operation of indicator • Withdraw moving fuse contact carrier and arc chamber • Check fuse-links for signs of deterioration and connection tightness • Verify fuse ratings are correct • Inspect contact surfaces, and clean, treat and/or adjust contacts in accordance with manufacturer's instruction • Clean and lubricate switch mechanism • Re-assemble unit and test operation.

  • Switchgear including ACBs, contactors, isolators, busties, controls, etc • Inspect indicating devices such as mechanical 'ON' and 'OFF' indicators, etc to ensure that they are in good order and operating correctly • Verify that interlocks and padlocking devices operate correctly and make adjustments where required eg castel key interlocks for main isolators and bus-tie switches, automatic transfer switches.

  • Insulation resistance Check and record insulation resistance levels of the main switchboard for each transformer fed section for the following: • Each phase to phase • Each phase to neutral • Each phase to earth. NOTE: Test voltages shall be 1 kV for main circuits and shall not exceed 500 V for small wiring and ancillary components.

SWITCHBOARD ROOM / CUPBOARD

  • Check clearance around switchboard. Ensure rubbish, spare parts, stock etc does not infringe on mandatory clearances around switchboard.

  • Check clear access to and from exit doors for switch rooms

  • Check all exit doors are clearly labelled and are properly secured to prevent the entrance of an unauthorised person from outside whilst at all times allowing free escape from inside.

  • Check effectiveness of ventilation of switch room

  • Vacuum clean floor space.

SWITCHBOARD

  • Check effectiveness of ventilation of switchboard cubicles (if applicable). Clean and/or replace filter(s) if fitted.

  • Open and/or remove all doors, access panels, cable covers, escutcheon panels etc and carry out the following work: • Inspect for any evidence of dampness or condensation • Check operation of any heater and inspect any anticondensation finishes for signs of deterioration • Check for smells that might indicate overloading or deterioration of equipment/components. • Check for noises that might indicate electrical discharge, tracking or looseness of components or equipment that requires servicing eg contactors • Inspect insulation for signs of deterioration or tracking • Inspect switchgear, controls, cabling, busbars etc for dust build-up, signs of overheating/loose connections and general condition of equipment • Check any penetrations in the switchboard are sealed • Check for rodent/pest infestation. Treat and clean as required Close and/or reinstall doors, access panels, cable covers, escutcheon panels etc after the thermoscan and all other items have been completed. Ensure all fixings for panels etc are installed and securely tightened.

  • Check labels are legible and suitably attached. Refix any labels that have been dislodged.

  • Check circuit schedules are available and legible.

  • Check for signs of corrosion and/or condition of : • Paint • Door locking handles and levers • Hinges • Cable access points.

  • Clean all external surfaces of the switchboard to remove any dust.

SURGE DIVERTERS

  • • Inspect condition of surge diverters, where fitted, in accordance with manufacturer's instructions and report if less then 50% of life remaining • Inspect existing surge diverters to determine if they visually indicate the integrity of the surge diverter protection • Inspect all main switchboards to determine if surge diverters are fitted Report to Principal’s Representative your findings above.
