  • Victorian Building Legislation has made it mandatory for both building owners and occupiers to fulfil their roles in ensuring that Essential Safety Measures are maintained and are performing as required.
    A requirement of the Essential Safety Measures audit, ESM, is that a ”means of egress and exit door maintenance” inspection is carried out on a quarterly basis.
    For the purpose of this inspection:
    1. Means of egress applies to walkways internally and externally and all doorways and openings used to get to an open space or street.
    2. The automatic doors located in the corridor near area 7 and area 8 and in reception are designed to open in the event of a fire alarm or power failure. Quarterly inspection of the automatic doors is carried out by Dorma.
    3. The dual locking doors located between area 3/area 4 and area 4/area 7(lab) are designed to unlock in the event of a fire alarm or power failure. (Quarterly inspection to be scheduled)

  • Are there any trip hazards between the work space and open space?

  • Is it necessary to climb over furniture etc. to exit the building?

  • Are there any trip hazards and/or obstructions on external walkways leading from the exit doors to the street?

  • Are there boxes and clutter on and/or near the route of exit?

  • Is there a meter clear space (as a minimum) around the exit door so that the door can swing all the way open?

  • Does the door handle of the exit door open with a single downward lever action?

  • Does the exit door have any bolts on it that could cause it to be locked and become inescapable?

  • Do the exit doors close securely?

  • Ensure the exit door cannot be blocked by vehicles when opening the door into a carpark or roadway.

  • Are exit doors marked with appropriate exit signage and lights?

  • Are any follow up actions required?
