Door Locks

  • Change the batteries on your door lock if they haven't been changed in the last 2 weeks. Place a piece of painters tape into the back of the battery cover with today's date for future reference.

  • Check the Wifi Modem, connect to the internet, and run a speed test.

  • Please check the quality of the following:<br>-Dining Table <br>-Dining Chairs<br>-Dining Table Decor<br><br>There should be no chips, scratches, or damage. If so, please take a picture and create an action for your team.

  • Please follow the instructions for each appliance or item in your kitchen to ensure each one is in working order:
    Coffee Maker: Run a cycle using water.
    Oven/Stove: Turn on and make sure it heats up, Dont forget to turn off! Use the stovetop cleaner/over cleaner to remove build up
    Fridge: Check the temperature, Confirm the shelves and drawers are all accounted for and work. If applicable, test the water and ice dispensers & Check the date on the water filter.
    Kitchen Sink: Turn on and make sure there are no leaks underneath. If applicable, run the garbage disposal.
    Dishwasher: Run a rinse cycle.
    Kitchen Cabinets: Verify the doors and handles are in good shape
    Kitchen Lights: Turn on & Off

  • Please take a wide shot picture of your living room that includes the couch.

  • Do you have a Patio?

  • Please check the quality and condition or the following: <br>-Patio/Balcony pavement (Check w/ portfolio team if power wash is needed)<br>-Patio Ceiling Corners (Are there cobwebs?)<br>-Patio Table<br>-Patio Chairs(s)<br><br>There should be no damages. If so, please create an action and take pictures.

  • Please paint any spots that will not come out with a magic eraser. If entire unit needs to be painted, please create an action and take pictures to discuss with your portfolio team on next steps.

This part of the inspection will be all about the bedroom(s) and the condition and quality of the FF&E

  • The below list is all the FF&E and areas of inspection each bedroom in your Kasa should have. Please go through the list and check the quality/condition of each item/area. If something needs to be repaired, replaced, or is missing all together please create an action.

    -Sit on toilet (look around bathroom and see if you're missing anything!)

  • Dont forget to unplug your minut device and set back on the metal plate!

  • Please check the quality of the Air Filters (If applicable) and replace accordingly

  • Turn off all lights, fans, & lamps before exiting the unit

  • All blinds are turned one way and look neat

  • Make sure your thermostat is set to an appropriate temperature

  • Do we need to schedule a Housekeeping Deep Clean?

  • Does a work order need to be placed with your portfolio team that hasnt already been actioned on?
