  • Lot Lighting- <br>Provide adequate lighting. All poles shall be cleanly finished and mounted sturdy. All light heads to be operational.

  • Concrete- <br>Repair all significant chips, cracks (1/4 inch or wider), all differential settlement (3/8 inch or more) to avoid increased damage and a tripping liability. Concrete should be pressure washed periodically to remove gum and discoloration from dirt, grease, and oil. There should be no weeds or grass through concrete.

  • Fences/Walls/Posts/Railings- <br>Maintain fences, walls, posts, railings, ect. In good condition.

  • Landscaping & Beds- <br>Lawns, shrubs, and beds should be neat and cleaned.

  • Exterior Furniture- <br>Clean and in good repair, no stains. Trash empty, benches sturdy, finish maintained.

Building Exterior

  • Exterior Finishes/Paint <br>Exterior surfaces should be in good conditions free of damage or defects. There should be no peeling paint, wood rot, or cracks in the walls. Provide a re-fresh painting every few years or as needed per manufacturers directions. <br>

  • Wall, Trims, Soffit<br>There should be no peeling paint, wood rot, or cracks in any Walls, Trim, or Soffits.<br>

  • Roofs, Gutters, and Downspouts<br>Roofing and related elements should be in in good condition installed and operating as intended.<br>

  • Awnings<br>Awnings shall be in good condition without tears or fading. Associated lighting should be operational and in good condition.<br>

  • Doors/ Hardware & Windows <br>Door and window elements shall be clean and operational. Repair scratched or damaged surfaces. Replace worn handles and push bars. Glass shall be clear without cracks or fogging.<br>

  • Windows-glass, Frames, and Glazing <br>Properly sealed, clean, and in good condition with no water stains. All POP properly applied and in good condition.<br>
