  • Defect Description
    The nature of the defect is that the vertical control joints between Hebel panels and the horizontal control joints at the junction between the panels and concrete slabs are cracked and are allowing water entry into habitable spaces and deterioration of finishes.
    The joints rely on flexible sealant to form a waterproof seal and there has been no waterproof membrane installed to prevent water entry.

Fibrous Cement Facade Panels: Cracked and paint coatings deteriorated

  • Defect Description
    The nature of the defect is that the panels rely on an insufficient number of fixings to secure them in place. There is cracking to the fibrous cement facade panels adjacent to the fixings which is allowing water entry into the panel and deterioration of finishes.
    Additionally, there is the potential safety risk of facade panels becoming dislodged causing injury and damage to persons or property.

    The nature of the defect is that there are leaks through window frame components and around window openings causing damage to property and loss of amenity.

    The nature of the defect is that the waterproofing and windows are leaking causing damage to property and loss of amenity. Water leaking to internal areas is causing electrical hazard to the GPOÆ’??s.
    The membrane does not extend sufficiently above tile level to the perimeter of the stairwell and is not overflashed by wall cladding to prevent water from entering through external walls. There is no flashing at the door and window subsills to prevent water from entering under the doors.

8. ROOFS

Roof Membrane on Tiled or Ballasted roofs: Water leaking to adjacent habitable areas and areas located below

  • Defect Description
    The nature of the defect is that the waterproofing is leaking causing damage to property and loss of amenity.
    The membrane does not have sufficient vertical termination height to the perimeter of the roof and does not prevent water from entering through the wall to slab junction. The membrane has not been protected from UV light at pipe and mechanical ventilation locations and has deteriorated. In some instances the membrane is exposed to UV light at drainage riser locations and has deteriorated. Drainage system on the roof does not facilitate free flow of water to the drainage outlet.

Planterboxes Leaking: Water penetration to adjacent areas and areas located below

  • Defect Description
    The nature of the defect is that the waterproofing is leaking causing damage to property and loss of amenity.
    The membrane system is not root resistant and has inadequate film build thickness. The membrane does not have sufficient vertical termination height above landscape level to prevent water from bypassing the membrane system. The membrane has insufficient elongation to break properties to compensate for differential movement and has split allowing water penetration through planterbox walls and slabs. There is no protection to the membrane and no vertical drainage cell provided.
