Means of Egress

  • Entry and exit doors clearly marked and visible

  • Does the space have an alternative exit ?

  • Is there adequate directional signage to the alternate exit?

  • Doors can be opened from inside by way of push down lever?

  • External lock mechanism working and in good order?

  • Does the room have adequate and compliant EXIT lighting ?

Noise

  • Is the plant room noisy ?

  • What is the average decibel reading ?

  • What is the decibel peak reading ? What control measures are required ?

Housekeeping and General

  • Are internal walkways and exit paths clear of obstructions?

  • Is the plant room clean ?

  • Do the walls and floors require painting ?

  • Does the room contain non plant room items ?

  • What are the items, and what needs to be done ?

  • Are plant room spare parts items stored correctly and securely?

Steps, Stairs and Landings

  • Are step treads in good condition, including non slip treatments?

  • Are handrails in good condition?

  • Are steps clear of obstructions?

Lighting

  • Are all work areas, walkways and stairs well lit?

  • Are all lights working?

  • Does the space have Emergency lighting ?

Electrical

  • Are all power points, light switches and electrical fittings placed safely and free from defects ?

  • Are isolating switches installed on all equipment and clearly labelled and readily accessible?

  • Are switchboards readily accessible, clearly labeled and lockable?

  • Have Residual Current Devices been fitted to all circuits?

  • Are all electrical cables either on trays, catenaries, or fastened to the structure?

  • Are any data cables either on trays, catenaries, or fastened to the structure?

Machinery

  • Are machine guards in place on all operational equipment. Ensure guards are securely fixed and cannot be altered or removed without tool or key.

  • Are all belts, pulleys and other rotating parts properly guarded?

  • Are emergency stop buttons clearly marked and operational ? (These are not isolating switches)

  • Does each item of plant have adequate caution / warning labels attached ?

  • Are filters in place and fitted correctly?

  • Are all connections tight and closed?

  • Is the machinery free of leaks ?

  • Are all assets identified by way of bar codes or asset tags ?

  • Are services schematics / SOPs displayed in the plant room ?

Pipe Work

  • Are all pipes in good visual condition?

  • Is pipework and flanged joints free of leaks ?

  • Are all pipes labelled and colour coded?

  • Is lagging in good condition (note for asbestos)

  • Does lagging need protection at locations of walkways etc ?

Asbestos Register

  • Was the Asbestos Register checked before undertaking the audit ?

  • Does the Asbestos Register accurately reflect real conditions ?

  • Are there labels on items that contain asbestos ?

  • Are there other asbestos concerns in the plant room ?

Work Areas

  • Have the plant areas been left in a clean condition by contractors ?

  • Is there sufficient space around all plant?

  • Is plant and equipment kept clean and free from obstructions?

  • Is the ventilation of the area adequate?

  • Have necessary steps been taken to reduce noise levels (baffles, mufflers, plant isolation)

  • Are drop offs protected by rails?

  • Is the area free from trip hazards?

Emergency Requirements

  • Are locations and names of first aid stations and first aid staff displayed in the room ? Suggest near exit doorway.

  • Is there adequate emergency and directional signage in place? <br><br>The passenger lift (if there is one) contains the closest emergency phone direct to security.

  • Does the space contain an emergency alarm or warning system ?

  • Are appropriate and adequate fire extinguishers in place and serviced?
