Required Fire Protection Systems (IFC 901.4.1) Code Commentary

  • Fire protection systems required by any AHJ overseeing short-term vacation rental inspection and approval processes based on, but not limited to, IFC, IBC, IMC, IRC requirements shall be installed, maintained, repaired, operated, and tested in accordance with the applicable code and standard of the AHJ. This includes, but is not limited to smoke and CO alarms, fire extinguishers, and stove-top fire extinguishment devices.

Smoke Alarms (IFC 907.1)

  • 1.Functional smoke alarms meeting UL 217 standard present in all required areas, including on each floor, IN EACH SLEEPING AREA, in the immediate vicinity within 15’ outside of each bedroom, within 15' of clothes dryer units, and any locations deemed necessary for life safety by the fire inspector, based on the unique floorplan of any individual property to meet the life safety intent of the code

Carbon Monoxide (CO) Alarms (IFC 915)

BBQ and Outdoor Fire Appliances. ONLY gas burning outdoor fire appliances are permitted for use by transient renters, and such appliances must be placed 15' from combustible materials, on a non-combustible surface such as stone, concrete, slate pavers, metal drip tray, or similar, and easily visually monitored by a competent adult

  • Are Prohibited Solid Fuel Burning Exterior Appliances or Conditions Present? <br>Solid fuel-burning exterior appliances including, but not limited to fire pits, outdoor fireplaces, portable outdoor fireplaces, briquette or pellet-burning BBQ, smoker, or similar shall not be installed within the wildfire hazard area of Estes Valley Fire Protection District. Existing solid fuel-burning exterior appliances shall be locked, blocked, altered, or removed so that they cannot be used by transient renters (Larimer Co. Land Use Code and Town of Estes Park Municipal Code 5.20.110)

Fire Extinguishers Supplied by a Professional Vendor (IFC 906)
