1 Build Stage: Excavation and Concrete Foundations

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

2 Build Stage: Brick/block work substructure

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

3 Build Stage: Substructure Drainage & Service Ducting

4 Build Stage: Concrete Slab (oversite)

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that any fill/stone material has been properly compacted and that the sand blinding material is laid to correct levels with no projections which could damage the DPM

  • Check formwork is accurate, suitable and adequately propped

  • Check floor insulation correctly placed, with no gaps, and DPM/gas membrane is correctly lapped and that all joints are taped.

  • Check all drainage and service “pop ups” are set out correctly and installed to correct detail

  • Check steel reinforcement is the correct size, type and spacing and ensure chairs/stools are properly installed to maintain the required concrete cover. Ensure movement joints are correctly installed

5 Build Stage: Precast Concrete or Block & Beam flooring (Use separate sheet for each floor)

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check the design drawings for layout, levels and positioning of the slabs or beams and ensure that the flooring design has been signed off by the Structural Engineers

  • Check that the substructure is sufficiently cured to take the slab or beam loadings.

6 Build Stage: Superstructure (Bricklayer)

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that the latest drawings are being used and that all setting out is correct and all doors and windows are positioned correctly.

  • Ensure that Building Control and Structural Warranty provider have inspected that the DPM or tanking material is adequately lapped under the DPC

  • Check that brick type & colour and mortar type & colour are correct and approved.

  • Check brick/block work is correctly set out to all corners and diagonals, with correct bonds and full joints/beds, with correct cavity widths

  • Check all block/brick work is adequately pointed, level, plumb, to gauge and brushed clean

  • Check all weep vents correctly placed at 450mm centres at DPC level

  • Check wall ties are placed at 450 x 900mm minimum, and that wall tie spacings/details at movement joints and opening reveals are as detailed on the drawings.

  • Check all lintels are correctly placed with equal bearing/bedding and that DPC’s/cavity trays are correctly installed with adequate laps

  • Check that all insulation is in place with no gaps

  • Check that fire/smoke stops are in place as detailed on drawings.

7 Build Stage: Floor Screed

8 Build Stage: Timber floors Ground and / or 1st floors (Use separate sheet for each floor)

9 Build Stage: Roof Assembly and Finishes

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that the structure has been constructed to the correct width, length and square

  • Check that wall plates are installed at the correct height, to level and bedded in mortar, and that wall plate straps have been fitted at correct centres.

  • Check that trusses have lifted into place without damage, and that they are positioned as detailed on the latest approved design drawings.

  • Check that all bracing is correctly fixed and nailed in position and that truss clips and joist shoes are fully fixed in position

  • Check that any meatal work straps have been correctly fitted and lapped over the blockwork and at the correct centres.

  • Check that the firestop at the spandrel panels/divide walls are fixed in position

  • Check all firestops are placed with all dpcs placed horizontal, vertical and up the gable verge

  • Check that all building paper is complete with no rips

  • Check roof membrane is to correct specification, correctly placed, lapped (min 100mm) and dressed at valleys, verges and eaves

  • Check that the batons are staggered and all SVP’s, extract pipes and bird protection are installed as detailed on specifications and layout drawings

  • Check that all facia board, barge boards and soffits have been fitted correctly

  • Check the design drawings and specifications to ensure that the roof materials and colours are correct.

  • Check that the slating / tiling has been installed to the correct laps and fixings in accordance with the manufactures instructions.

  • Ensure roof terminals for SVP’s and extracts have been installed in the correct locations

  • Check that all leadwork to valleys and abutments has been correctly fitted and that soakers and cap flashings are in place and pointed with sealant after installation.

  • Check that the system dry verges, ridges and valleys have been correctly fitted in accordance with the manufactures instructions.

  • Check that any mortar work to the ridges and verges has been done correctly and neatly finished.

  • Check that the guttering has been installed correctly, with falls as required, and that the downpipes have been installed to line and plumb and that they are connected into the drainage gulley’s.

10 Build Stage: Flat Roof Construction and Finishes

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that wall plates are installed at the correct height, to level and bedded in mortar, and that wall plate straps have been fitted at correct centres.

11 Build Stage: Internal Partitions and First Fix Joinery

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that the type and installation of the floor boarding is correct to specification

  • Check the setting out for the internal partitions is in accordance with the latest design drawings.

  • Check that the studwork has been fitted to line and level and that all required noggins have been fitted.

  • Check that all studwork has been securely fixed at head, foot and sides.

  • Check that any pattresses needed have been fitted.

  • Check that any firestopping required has been fitted

  • Check that any insulation and /or acoustic material has been fitted and sealed to comply with the Building Regulations.

  • Check details for the stairs and that the correct going, rise, width and number of steps are correct.

  • Check that the stairs have been correctly installed and that the fixings to the head, sides and foot have been installed.

  • Check that any newel posts have been properly jointed and are firm with no movement.

  • Check that handrails are to the correct levels and firmly fixed and that the balustrading is correctly fitted with no gaps larger than 100mm.

  • Check that the door frames have been installed correctly, and that the sides and heads are true and plumb and not in twist. Check that sufficient fixings have been used and that the frames will allow for the correct width of plasterboard

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that all reveals are constructed to the correct size, straight and plumb and that cavity closers and DPC’s have been correctly installed

  • Check that all doors and windows are supplied as the specification and to Secure by Design requirements (if applicable)

  • Check that all doors and windows have been fitted correctly with the required number of fixings and packed out securely at the fixing points.

  • Check that the correct glass has been fitted in accordance with the specification.

  • Check that each window & door opens and closes correctly and that all draft strips and seals are in place and work without being overly difficult to use.

  • Check that opening restraints have been fitted to the upper floor windows.

  • Check all filler pieces are fixed in place at bay windows and all soffits are fixed

  • Check that the window boards have been fitted correctly, with sufficient overhang to front and ends and ensure that the ends have been neatly rounded to match the front edge. Fixings should be pelleted or carefully sanded.

12 Build Stage: External Doors and Windows

13 Build Stage: External render systems

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check the design and specification to ensure that the correct mix is used and that the colour and texture is as required/has been approved.

  • If a system render is being used, (i.e. Krend) then the manufactures instructions are to be followed in full.

  • Ensure that all Builders Work is complete prior to commencing the render

  • Ensure all windows, doors, stonework and features are all protected, as required

  • Check the wall surface to be rendered. Is it plumb, infilled, with a good surface key

  • Ensure all beading and bell-casts are in place, fixed level and plumb in position. Ensure all control joints are in place

  • Ensure the first coat has a thickness of not less than 10mm or more than 15mm

  • Ensure that the backing coat is dry and that the finish coat is thinner than the first coat, between 6-10mm (average 8mm) minimum

  • Ensure any area that is started is complete within the same time period (to prevent differential movement)

  • Ensure the finished area is level, straight, with a flush finish and has a good appearance

  • Ensure all completed areas have no bare patches and are uniform in shade

  • Ensure all door and window reveals are completed flush with no excess render at cill level

14 Build Stage: First Fix Plumber

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check latest design drawings to confirm that pipework/ventilation duct routes and position of equipment are all correct. Check the materials used are as specification.

  • Check all drilling and notching for pipework are within the correct allowable zones

  • Check all pipework and ducting are straight, level and plumb and clipped with open ends capped

  • Check all pipework is placed no less then 50mm from finished plastered face, if not cover plate required.

15 Build Stage: First Fix Electrical

  • Check all cables run horizontal and vertical from boxes and 50mm from face, if not cover plate required

16 Build Stage: Boarding and Plastering

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Ensure Building Control and Structural Warranty provider have inspected all areas before commencing with plaster boarding.

  • Check the design and specification to ensure that the correct grade and thickness of plasterboard is being used for each area and that adequate support noggins have been provided.

17 Build Stage: Second fix joinery; - doors, architraves & skirtings.

18 Build Stage: Kitchen Fitting

20 Build Stage: Second Fix Plumber

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that all fittings and equipment have been installed correctly and are level and plumb.

  • Check that all taps work, and that the hot and cold taps are located on the correct side. Check that water drains away from the toilets, sinks, baths and showers. Check that the overflows work.

  • Check that extract fans work correctly and that all ventilation ductwork is properly connected to external wall or roof vent terminals.

  • Ensure that gas and water service connections and meters have been installed. Check that the gas pipe work entering the gas meter cupboard has been suitably sealed with a none setting filler compound

  • Check that the boiler (and hot water cylinder if applicable) are working correctly and that the heat is getting to all radiators at an even temperature.

  • Check that the heating controls work and that the radiator valves are set properly.

  • Check that water pressure test is carried out on all pipework and that the gas installation certificates and the boiler/cylinder commission certificates have been issued.

21 Build Stage: Second Fix Electrical

23 Build Stage: Final Fix

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check that the loft hatches are fitted and work correctly. If loft ladders are fitted, then they should be easily operable. Check that any loft boarding is securely fitted.

  • Check all insulation in the roof void is complete with no gaps (to prevent cold spots)

  • Check that any pipe boxing is neatly fitted and that any required access hatches have been installed

  • Check that the mastic work has been done neatly (internal and external) and that no gaps existing between the walls and joinery which could affect the air test result

  • Check any wardrobe fittings have been installed correctly and that doors open and close easily

  • Check that any shelving to cupboards have been fitted correctly and that all sharp edges to timber have been removed.

  • Check that any feature works have been completed neatly, i.e. fireplaces etc.

27 Build Stage: External Drainage

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check ground conditions during excavation to make sure it is suitable for pipe laying and adequate shoring to be used as necessary

29 Build Stage: External Roads, Paving & Fencing

30 Build Stage: External Soft Landscaping

  • Ensure that suitable RAMS have been prepared for the works and that all operatives have been briefed

  • Check the design drawings and specification to ensure that the correct materials and products are being used.

  • Ensure that minimum 150mm topsoil has been installed and sufficient ground preparation is complete prior to laying turf (and that all stones have been removed in the top 100mm and the surface is raked to a fine tilth).

  • Check that the turf has been laid neatly with no gaps and with staggered joints.

  • Ensure that sufficient aftercare is provided to promote new grass growth.

  • Ensure that in planting areas, a minimum of 300mm of topsoil has been installed, with suitable ground preparation and the correct plant species, size and spacing has been installed
